Microsoft: 22% of Windows 8 users keep Explorer ribbon expanded

When Microsoft first announced several months ago that the Explorer feature in Windows 8 would have a "ribbon" user interface on top that would allow people to see and access more features, the reaction was decidedly mixed. Some Windows fans felt that the ribbon UI made Explorer look and feel "bloated" while others welcomed the idea of having more access to features that normally would be hidden.

However users might feel about the Explorer ribbon, the release of the Consumer Preview version of Windows 8 a month ago exposed the new design to a much bigger audience. While the final verdict is still to be determined, the official Microsoft Build Windows 8 Twitter page posted up an interesting statistic about how Consumer Preview users interact with the ribbon UI.

The message states, "Windows 8 CP usage stat -- in 22.5% the Explorer ribbon is expanded (closed was the default) and kept that way."

So what does this mean? It would appear that a sizable fraction of Windows 8 Consumer Preview users actually like the ribbon UI so much they want to keep it exposed all the time rather than hide it. It will be interesting to see how more users react to the interface when the final version of Windows 8 is released later this year.

Booted 'Idol' Erika slams J.Lo's criticism

By Michele Amabile Angermiller , The Hollywood Reporter

Michael Becker / FOX

Although "American Idol" stylist Tommy Hilfiger is an easy scapegoat to blame for the disappointing elimination of Rhode Island DJ Erika Van Pelt on Thursday night?s "American Idol," Van Pelt is very clear that she has no regrets.

In fact, Van Pelt admitted that she is quite daring when it comes to her hair and was considering a change long before her meeting with Hilfiger, mainly because she felt like she was ?drowning in a sea of blondes.?? However, the producers weren?t on board with the idea.

?Every time I asked to change my hair, I wasn?t allowed to because of consistency with the show,? she told reporters during a Friday conference call, adding that producers were afraid it would scare people before they had ?really gotten a chance to know me.?

Video from THR: Top 13 finalists red carpet interviews

Van Pelt said that when she finally made the transformation this week -- Hilfiger said to go short, and she took it one step further to go dark -- her family wasn?t surprised in the least. The singer described her hair as ?chameleon,? admitting that her mane has already undergone perms, extensions and various other styles over the years.

?I?m pretty fearless with that stuff,? she said, joking that color schemes do not frighten her in the least -- and she may totally go hot pink, purple, blue, back to blonde, or ?anything I feel.?

Regarding her elimination, Van Pelt said that she was tripped up by a general lack of ?momentum out of the gate.?

?Even though I was progressing every week and coming more out of my shell, I feel regardless of my solid performances, I feel like every time I hit that stage it was one of those things where I didn?t gain enough momentum at the beginning and I sort of ended up lagging behind a little bit in the minds of the voters,? she said.

It was that and conflicting critiques from the judges, not her hair, that contributed to Van Pelt continually showing up in the bottom three, according to the singer.

?First, I wasn?t doing enough, then I was doing too much. Then, not enough, then I was over-singing. I felt I could just never just sing and be myself,? she lamented.

Story from THR: TV's musical overload: 3 new shows cramp already-packed schedule

In particular, that Van Pelt disagreed with judge Jennifer Lopez?s critique that she should have moved around more on ?New York State of Mind.?

?For me, I certainly didn?t agree with the critique, mostly because I was singing ?New York State of Mind.? Anyone who?s seen Billy Joel sing this song has seen Billy Joel sit behind a piano the entire time and still sell it, and I thought I sang it to the best of my ability,? she told Idol Worship. ?I was really, really connected to the lyrics. New York holds a special place in my mind. My cousin is a New York firefighter, and with the ties to 9/11 ... I was disappointed when she said that. I felt like she wanted almost a fake performance, so people thought I was singing harder than I actually was, which really didn?t seem correct to me.?

Lopez?s criticism became a sore point for Van Pelt -- which she described as a ?hard pill to swallow.?

?She made several comments starting back at sing for your life that I wasn?t pushing enough,? the singer said. ?I felt there were a lot of comments that contradicted week to week.?

Van Pelt also believes that she and roommate Elise Testone were at a disadvantage because they were the oldest finalists in the competitions, and the boys have an edge because teenage girls vote for the cute guys.

Additionally, Van Pelt believes the judges are suffering from post-traumatic stress syndrome, because they used season 10?s save on Casey Abrams and as a result, had to lose Pia Toscano.

?I feel like they need to save it for an even crazier elimination,? she said.

THR analysis: 'Voice' vs. 'American Idol'

Other revelations: Van Pelt has a vocal nodule, which changed her voice from a mezzo soprano to an alto; she still talks to disqualified contestant Jermaine Jones ?on the regular? and he?s ?doing really well?; Jimmy Iovine was her favorite mentor on the show; ?She was planning on performing a Pink song for next week?s theme of ?performing your favorite Idol,? but promises she may do it on the summer tour; She wants to explore musical theatre on Broadway and a freshman album when the tour wraps up.

?I have big plans for myself,? she said.

Look for Van Pelt next week with appearances on the TODAY show and "Anderson Cooper."

the *Home* &, well, the *Improvement* in Home Improvement || DIY ...

I have gotten a handful of questions recently about Renovations Loans, and more specifically ? 203ks.? Like many, I knew only that 203ks were ?Renovation Loans,? but not much else.? So I figured it was time to give it a little look ? What are they?? What are the stipulations?? Where would I go to get my hands on the dough?? What are the pros, and the cons? Are there alternatives available?

*******

HUD.Gov Banner

History and Use

To start I went right to the source: The Department of Housing and Urban Development (HUD).? The Federal Housing Administration (FHA), which is part of HUD, administers various single family mortgage insurance programs. One of which is the 203(k) Renovation Loan program.

In 1978, Section 203(k) amended the National Housing Act (NHA).? The objective of the revision was to enable HUD to promote and facilitate the restoration and preservation of the Nation?s existing housing stock.

What makes 203(k) different?? It is unlike most financing, where a lender will not usually close a loan unless the condition and value of the property provide adequate loan security. When rehabilitation is involved, this means that a lender typically requires the improvements to be finished before a long-term mortgage is made.

In a traditional set up, in other words, we are talking two loans: one for the dwelling and one for the rehab.? In this case, the rehabilitation loan typically carries a high interest rate over a shortened period.? While usually coming in with a slightly higher interest rate (by a ? to ? percent), the 203k loan offers instead a neat little package.? It offers one mortgage for both acquisition and renovation.? It is based on the projected value of a home when work is complete AND it includes the cost to complete.

Exterior restoration underway in DE

To minimize the risk to mortgage lenders, the mortgage loan (no more 110% of projected value) is eligible for endorsement by HUD.? As soon as the mortgage proceeds are disbursed and a rehabilitation escrow account is established, the lender has a fully-insured mortgage loan.

Values are based on appraisals.? Depending on the complexity of the project and the scope of work, appraisers submit sometimes multiple appraisals on a given property.? The most common appraisals are termed ?As-Is? and ?After-Improved.?

Property eligibility is limited to existing 1 to 4 unit single-family homes, but includes razed homes providing that part of the original foundation remains.? Funds may also be used for individual condo units providing that the unit has been approved by the FHA.? New homeowners who pay cash for a property may refinance into a 203(k) within 6 months of purchase.

Improvements aka Doing the Rehab

What improvements and items are eligible?? All health, safety and energy conservation items must be addressed prior to completing general home improvements.

Technically, luxury items are not eligible. However, the homeowner can use funds to finance such items as painting, room additions, decks, etc. even if the home does not need any other improvements.? To sum up, 203k consultant, Paul Lesieur says, ?Luxury items are allowed on a full 203k if all the minimum standards have been met and the borrowers qualify.?? (More on Minimum Standards in a minute.)

?Luxury? in this case may only be a matter of semantics.? Brent Kluge @ 203K World defines luxury items as, ?swimming pools, exterior hot tubs, saunas, spas, tennis courts, and barbecue pits.?? That paints a better picture, and I guess, in general, ?extravagant? might be a better word here.

Some improvements are required.? Required Improvements include the addition of smoke detectors.? Plus,? improvements must comply with HUDs Minimum Property Standards as well as address Cost Effective Energy Conservation Standards.? In practice, energy standards include weatherstripping, caulking, insulating and providing adequate ventilation in both the attic and the basement/crawl space of the home.

As a matter of form ?cost of rehabilitation? is defined as (and quoted directly from HUD?s site):

Cost of Rehabilitation. Expenses eligible to be included in the cost of rehabilitation are materials, labor, contingency reserve, overhead and construction profit, up to six (6) months of mortgage payments, plus expenses related to the rehabilitation such as permits, fees, inspection fees by a qualified home inspector, licenses and consultant and/or architectural/engineering fees. The cost of rehabilitation may also include the supplemental origination fee which the mortgagor is permitted to pay when the mortgage involves insurance of advances, and the discounts which the mortgagor will pay on that portion of the mortgage proceeds allocated to the rehabilitation.

It should be noted that a homeowner may do any or all rehab work themselves.

Sounds Good! Where do I Sign Up??

If you are interested in getting a 203(k) insured mortgage loan, HUD suggest getting in touch with an FHA-approved lender OR a ?Homeownership Office? in your area. HUD offers a list of approved lenders via this page here >> http://www.hud.gov/ll/code/llslcrit.cfm.

(More on finding a lender can be found below.)

But Wait! The Process of Applying and Using Funds

HUD provides this list, which outlines the acquisition/application/rehabilitation process:

* Homebuyer Locates the Property.

* Preliminary Feasibility Analysis.? This is typically done with a real estate agent ? you may know this as a ?CMA.?

* Sales Contract is Executed. A provision should be included in the sales contract that the buyer has applied for Section 203(k) financing, and that the contract is contingent upon loan approval and buyer?s acceptance of additional required improvements as determined by HUD or the lender.

* Homebuyer Selects Mortgage Lender. ?For help finding an approved lender, you may contact your appropriate HUD Field Office.? I find mine here >> www.hud.gov/local/index.cfm?state=md&topic=offices. (Simply replace ?md? with your state?s postal code.)

boarded up house in Delaware image by b* Consultant Prepares Work Write-up and Cost Estimate. (Note: Consultants Fees can be wrapped into the loan.)? The homebuyer must provide the lender with the appropriate architectural exhibits that clearly show the scope of work to be accomplished. The following list of exhibits are recommended, but may be modified by the local HUD Field Office as required.? A) A Plot Plan of the Site B) Proposed Interior Plan of the Dwelling & C) Work Write-up and Cost Estimate.? In this aspect, HUD suggests turning to an architect and/or an approved fee-consultant to fulfill this portion of the proposal.

Cost estimates must include labor and materials sufficient to complete the work by a contractor. Homebuyers doing their own work cannot eliminate the cost estimate for labor, because if they cannot complete the work there must be sufficient money in the escrow account to get a subcontractor to do the work.

To find a Fee Consultant (may also serve as inspector in the renovation stages below), you could simply search here ? https://entp.hud.gov/idapp/html/f17cnsltdata.cfm.

Kluge from 203K World has advice here: ?It is often best to go with a solid recommendation from your lender,? he says.? ?The Lender must approve of the Consultant for the loan anyway, so this makes the most sense.? In addition, it is probably best to find a 203K consultant who is dually licensed as a Home Inspector too, which will save the buyer money in the long run!?

* Lender Requests HUD Case Number.

* Fee Consultant Visits Property.? The consultant who prepares the work write-up and cost estimate (or an architect, engineering or home inspection service) needs to inspect the property to assure: (1) there are no rodents, dry rot, termites and other infestation; (2) there are no defects that will affect the health and safety of the occupants; (3) the adequacy of the existing structural, heating, plumbing, electrical and roofing systems; and (4) the upgrading of thermal protection (where necessary).

* Appraiser Performs the Appraisal.

* Lender Reviews the Application.

* Issuance of Conditional Commitment/Statement of Appraised Value.

* Lender Prepares Firm Commitment Application.

* Mortgage Loan Closing.

* Mortgage Insurance Endorsement.

* Rehabilitation Construction Begins. ?At loan closing, the mortgage proceeds will be disbursed to pay off the seller of the existing property and the Rehabilitation Escrow Account will be established. Construction may begin. The homeowner has up to six (6) months to complete the work depending on the extent of work to be completed. (Lenders may require less than six months.)

* Releases from Rehabilitation Escrow Account. As construction progresses, funds are released after the work is inspected by a HUD-approved inspector. A maximum of four draw inspections plus a final inspection are allowed. The inspector reviews the Draw Request (form HUD-9746-A) that is prepared by the borrower and contractor.

HUD provides this page for help with selecting an inspector >> http://portal.hud.gov/hudportal/HUD?src=/program_offices/housing/sfh/insp/inspfaq.

* Completion of Work/Final Inspection. When all work is complete according to the approved architectural exhibits and change orders, the borrower provides a letter indicating that all work is satisfactorily complete and ready for final inspection. If the HUD-approved inspector agrees, the final draw may be released, minus a required 10 percent holdback. If there is unused contingency funds or mortgage payment reserves in the Account, the lender must apply the funds to prepay the mortgage principal.

That?s 203k.? Are There Alternatives?

Not quite an alternative to 203k, but also offering loans on a ?As Completed? value, Lesieur suggests investigating the HomePath Renovation Loan package from Fannie Mae.? While primarily meant for REO (Real Estate Owned) homes in foreclosure, this loan by many is considered a great option.? The caveats here, according to Kluge: ?Loan rates are higher and renovation allowances are capped at $35,000.?

Kluge from 203K World points to Fannie Mae?s HomeStyle loan as yet another option, though it is a conventional loan.? Kluge finishes by saying, ?Each ?Renovation Loan? has it?s positives and negatives.? It is important to not just JUMP at a 203k or another product, but find an experienced lender who can assess your specific needs, understand your project and then recommend a loan which best suits both.? It is important to vet your lender just like you would a contractor or agent.?

Thanks out to even older friend and one time class/teammate Brent Kluge.? (At time of publishing for this post, Brent has his site down for rework . . . check back and visit for more info.)

Thanks all. Great day! ~jb

When James Cameron Hits Bottom, We Will Hear Him

You are the first, the first person to reach the moon, climb Everest, cross the ocean, reach the Pole, the first person ever. You have just done a dangerous, remarkable deed, and now that you've done it, what do you do?

You say something.

"One small step..." Something to mark the moment. Any hour now, the movie director Jim Cameron will attempt, by himself, to sink to the deepest spot on our planet, an ocean trench 6.78 miles below sea level, not too far from Guam. Only one living person has been there before him. And when that guy arrived where no human had ever been, what he said was...

Well, nothing.

"I'm afraid we didn't have any profound words that could be written down somewhere," U.S. Navy Lieutenant Don Walsh told the BBC. "It was a quiet moment. And then when we realized that we weren't going to see anything, we called topside, and told them that we were coming up and started our way back to the surface."

?

Exploring The Quiet Way

Before webcams, satellites, 24-hour cable, before the world was relentlessly wired, explorers made their discoveries alone. No one expected a speech. Or a quote. And if there wasn't much to say, they didn't say much. When Jim Cameron, standing upright in his vertical capsule, called the DEEPSEA CHALLENGER, (spelled with capital letters), hits sea bottom ? and I hope he does ? he will, no doubt, have lots to say, and whatever he says, we will hear it. That's how it goes these days.

But back 52 years ago, in 1960, it was different.

Lt. Walsh Takes The Plunge

Lieutenant Walsh was a submarine officer in 1958. The Navy asked him to join what they called The Bathyscaphe Program. "I knew it was deep diving," he told the BBC, "going deeper than I had ever gone. And then it was sort of revealed to me that the long range goal...[was] to dive to the deepest place in the world's ocean. Well, the first, uh, I think the first reaction was, "What? What do you mean? Why didn't you tell me this before I volunteered?"

Was he nervous? A little. Mostly, he was cramped. Walsh made the dive in a narrow, Swiss designed whale-shaped vehicle with a glass orb at the bottom. He had a companion, Swiss engineer/explorer, Jacques Piccard.

"The inside was pretty, pretty small," Walsh said. "Jacques Piccard, I think, was six-foot-two or something like that, tall guy. I'm not so tall, but we kind of curled up inside this thing. Some people characterized it as about the size, this working space for two people, as a large household refrigerator, and temperature not far off."

When their submersible, The Trieste, hit 30,000 feet, they heard a "great bang." Walsh went to a window and saw that the glass had cracked. The water pressure was intense, something like 8 tons to the square inch, but the crack was minor, not a danger, so they kept going.

Very near the bottom ? and this is still a mystery ? Walsh and Piccard say they saw a fish. "We spotted a flatfish, like a small halibut, or sole, about a foot long, I guess." Tim Shank, a deep sea biologist at the Woods Hole Oceanographic Institution in Massachusetts, told Nature Magazine, it's hard to imagine a flatfish living at such depths. Worms, sea cucumbers, the occasional crustacean, certainly, but a fish?

Problem was, it was very dark down there. The Trieste had a searchlight, but when Walsh and Piccard reached the deepest spot on the planet, they kicked up sediment. "We had just had this cloud of white stuff come up," Walsh said. So they sat there for 20 minutes, staring at a fog of ocean dust. "It was like looking at a bowl of milk."

They couldn't take photographs because there was nothing to see. Since there was nothing to see, they had nothing to say. This extraordinary achievement, the first trip by man to the bottom of the earth, passed in quiet, reverential silence.

There are some spellbinding accounts of Piccard and Walsh's journey. My favorite is a BBC interactive graphic, which allows you to descend from the ocean surface all the way down, making little video stops along the way. One of those videos is the charming interview with Don Walsh quoted here.

And for visual beauty, nothing beats this video, from animator Roman Wolter:

'Breaking Dawn - Part 2' Teaser Trailer: Experts And Fans React

Ten-second clip left fans wanting to see more of Bella in her new vampire body.

Who else set their alarms for an early wake-up in order to see the brand new "Breaking Dawn - Part 2" teaser trailer this morning? We got a full 10 seconds of teaser and are very pleased to have seen a brief glimpse of Bella in action as a super speedy vampire, as well as quick cuts to our favorite leading men, Robert Pattinson and Taylor Lautner, looking all happy and handsome. We're hoping for a lot more of that in the full-length trailer, among other things.

But enough about us, what did our trusted "Twilight" experts have to say about the early-morning sneak peek?

"All of the Team Edward and Team Jacob fans should be happy, but 'Breaking Dawn' is really all about Team Bella," said Kallie Mathews of TwilightSeriesTheories.com. "Consider me 'teased'!"

Twilight Lexicon's Laura Byrne-Cristiano also appreciated the very short seconds of tease but, like most of us, was left wanting more.

"Ten seconds wasn't really enough to capture anything. We did see Bella running through the trees, but we couldn't see her face in that brief snippet," she said. "So, we got only a little of the Bella with vampire powers that I was hoping for. It was nice to see a reaction of Jacob and Edward to Bella, but I really would have been more satisfied if Bella herself (in particular her facial expressions) was more in the shot. I'm hoping we actually get to see her and not just her point of view in the full teaser."

Seeing vampire Bella has all us fans excited, but of course there are those who will never get enough of Edward Cullen. When we asked fans to tweet us their reactions to the teaser, we received a lot of love for Pattinson's beloved character as well as requests for more vampire Bella.

@bellalorenza_ and @sherriatl want more of RPatz, whereas @catprodd requested the trailer "bring on the new vamps" that make their debut in part 2. @theLynsJ is all about the new vampy Mrs. Cullen. "Bella running through the woods," she tweeted about her favorite part of the teaser. "I can't wait to see her do vampire-y things!"

What are you hoping to see in the full-length trailer for "Breaking Dawn - Part 2"? Leave your comment below! Check out everything we've got on "Breaking Dawn - Part 2."
